Best Use: Find the strongest use for your plot.

Best Use reads what the plot is allowed to hold, tests the uses that fit, and compares their economics side by side. It recommends the strongest use with its programme and unit mix. In Dubai you can see the development options in 3D on the plot and open proposed floor layouts.

Is this for you?

Made for the moment you decide what to build.

  • Deciding what to build

Compare the uses a plot is allowed to hold, side by side, before you commit to a design.

  • Reviewing a plot before you buy

See which use the plot supports best, with its programme and the risks, before you make an offer.

  • Preparing a feasibility study

Carry the selected programme and unit mix straight into Feasibility.

What you get

An answer, the evidence behind it, and a report you can share.

  1. The permitted uses and the development envelope for the plot
  2. A ranked recommendation, with land cost, economics, risks and sensitivities compared
  3. 3D development options on the plot, with proposed floor layouts (Dubai)
  4. A programme and unit mix for every use tested
  5. A Best Use report, ready to carry into Feasibility

How it works

Four steps, in plain words.

  1. Step 1: Confirm the plot and its planning basis.

  2. Step 2: Choose the uses to test against the planning controls and market evidence.

  3. Step 3: Review each use's programme: floor area, units or hotel keys, and mix.

  4. Step 4: Compare the options and review the recommendation, then download the report.

Evidence we use

Recorded evidence first. Assumptions labelled.

The report names its sources, so you can see what is a record and what is an assumption.

  • Planning controls

The planning authority, the permitted uses and the controlling development envelope, confirmed for the plot before any use is tested. In Dubai these come from the authority's planning register.

  • Market evidence

The market evidence for the plot's location, read for each use being tested.

  • Programme for every use

Floor area, net area, units or hotel keys and mix, reconciled for every candidate use.

  • Economics and risk

Land cost, scenario economics, risks and sensitivities, compared across the alternatives.

  • Surrounding buildings

In the Dubai 3D view, the buildings around the plot use recorded map heights where available.

Where it works today

Four cities today.

3D options and floor layouts: Dubai.

  • Dubai

The full service, with development options drawn in 3D on the plot, proposed floor layouts and furnished unit concepts.

  • London

HM Land Registry price-paid records and the planning register.

  • Toronto

Toronto Regional Real Estate Board benchmarks, Canada Mortgage and Housing Corporation (CMHC) surveys and City of Toronto records.

  • Berlin

The Berlin valuation board's published benchmarks and standard land values, the Berlin rent index (Mietspiegel) and Land Berlin records.

Questions

Asked before you start.

Is the recommendation a planning approval?

No. Best Use reads the planning controls and tests what fits, but none of it is a planning approval. A map pin is not title or planning approval either.

How is the strongest use chosen?

Each use that passes the planning screen gets a programme: floor area, net area, units or hotel keys, and mix. The uses are then compared on land cost, economics, risks and sensitivities, and ranked. A recommendation is shown only at the level the current evidence supports.

Can I see the options in 3D?

Yes, in Dubai. The development options are drawn on the plot in 3D, with the surrounding buildings at their recorded map heights where available. You can also open proposed floor layouts and furnished unit concepts.

Are the floor layouts architectural drawings?

No. They are schematic layouts for each floor, early concepts for review.

What happens after Best Use?

The report and the selected programme can carry into Feasibility, so the cash flow starts from the use you chose.

Which cities does it cover?

Dubai, London, Toronto and Berlin. The 3D options and floor layouts are available in Dubai.
