Unit Pricing: Price every unit from the evidence.
Unit Pricing sets an evidence-led price for every unit in a project. It reads recorded comparable sales and market evidence, applies your unit mix, orientation and payment plan, and builds a unit-by-unit price list.
Is this for you?
Made for the moment you set your prices.
Launching a project
Set a price for every unit before launch, from recorded comparable sales and market evidence.
Checking a target price
Compare the price you have in mind with the evidence-led price, unit by unit.
Advising a developer
Bring the comparable sales, benchmarks and trends behind each price to the pricing discussion.
What you get
An answer, the evidence behind it, and a report you can share.
- A unit-by-unit price grid from a reviewed price anchor
- The comparable sales, benchmarks and market trends behind the prices
- Your target price compared with the evidence-led price
- A rent and yield cross-check
- A Pricing report
How it works
Four steps, in plain words.
Step 1: Confirm the project and its location.
Step 2: Upload plans and photos. Facts read from documents stay proposals until you approve them.
Step 3: Set the units, amenities, orientation and payment plan.
Step 4: Review the evidence and the price grid, then generate the report.
Evidence we use
Recorded evidence first. Assumptions labelled.
The report names its sources, so you can see what is a record and what is an assumption.
Recorded comparable sales
The recorded comparables behind the price anchor. Your target price never chooses which comparables are used.
Benchmarks, trends and location
Published benchmarks, price trends and the location context around the project.
Your own documents
The plans, photos and source facts you upload. Values read from documents stay proposals until you review and approve them.
Your commercial strategy
The unit programme, amenities, orientation, payment plan and target positioning you set.
Rent and yield
An optional cross-check on the prices. Rent and yield never set the sale price.
Where it works today
Five cities today.
Where a market publishes benchmarks rather than unit sales, the figures are labelled as benchmarks.
Dubai
Recorded sales transactions.
Doha
Qatar's published benchmarks and the Ministry of Justice register.
Toronto
Toronto Regional Real Estate Board benchmarks, labelled as benchmarks.
New York
NYC Department of Finance recorded sales and the city's lot register.
Berlin
The Berlin valuation board's published benchmarks, labelled as benchmarks and never presented as transactions.
Questions
Asked before you start.
Does my target price change the comparables?
No. Your target price is compared with the evidence-led price, but it never chooses which comparable sales are used.
Do rents set the sale price?
No. Rent and yield are optional cross-checks. They never set the sale price.
What do I need to provide?
The project, its location, and the plans, photos and facts you have. Values read from your documents stay proposals until you review and approve them. You then set the units, amenities, orientation and payment plan.
What about markets without recorded unit sales?
In Toronto and Berlin, prices rest on published benchmarks. The report labels them as benchmarks, never as transactions.
Is the price list a valuation?
No. Unit Pricing is advisory decision support for setting prices. It is not a certified valuation.
Which cities does it cover?
Dubai, Doha, Toronto, New York and Berlin.
