Valuation Support: Prepare a valuation file your valuer can trace.

Valuation Support prepares a valuation file for units, buildings and land, built around the instruction, the evidence and the valuation date. It carries a traceable conclusion to a registered valuer, and supports that valuer's review and signature. It is not a certified valuation.

Is this for you?

Made for valuation files that must stand up to review.

  • Secured lending

Prepare the valuation file behind a loan, ready for the registered valuer's review.

  • Internal decisions

Organise the evidence and the calculation behind an internal value decision.

  • Financial-reporting preparation

Prepare the file early. The financial-reporting basis must be confirmed for each instruction.

What you get

An answer, the evidence behind it, and a report you can share.

  1. A valuation file built around its purpose: secured lending, internal decisions, or financial-reporting preparation
  2. Evidence you can examine: title and area, comparable sales, leases and transparent adjustments
  3. The method, the calculation trail, assumptions, limitations and uncertainty, set out in full
  4. An executive summary and a data room

How it works

Four steps, in plain words.

  1. Step 1: Set the purpose and the valuation date.

  2. Step 2: Add the property, its documents and evidence.

  3. Step 3: Review the method and the value indication.

  4. Step 4: Pass the file to the registered valuer for review and signature.

Evidence we use

Recorded evidence first. Assumptions labelled.

The report names its sources, so you can see what is a record and what is an assumption.

  • Title and area

The property's title and area, confirmed for the file.

  • Comparable sales

Sales of comparable property, with each adjustment to the subject property shown.

  • Leases

The leases that bear on the value, where the property is let.

  • Transparent adjustments

Every adjustment between the evidence and the subject property, set out in the calculation trail.

Where it works today

Dubai and Toronto.

  • Dubai

    Recorded sales transactions.

  • Toronto

Toronto Regional Real Estate Board benchmarks, Canada Mortgage and Housing Corporation (CMHC) surveys and City of Toronto records.

Questions

Asked before you start.

Is this a certified valuation?

No. Valuation Support prepares the file and a traceable conclusion. It supports a registered valuer's review and signature; until the valuer signs, the report remains advisory.

What does the valuer receive?

The defined basis, scope, assumptions and limitations; the evidence; the method and reconciliation; the calculation trail; and the uncertainty. An executive summary sits on top, and the data room is kept separately.

Which purposes does it support?

Secured lending, internal decisions and financial-reporting preparation. Lender requirements and any financial-reporting basis must be confirmed for each instruction.

What can be valued?

Units, buildings and land.

Which cities does it cover?

Dubai and Toronto.
