Land Pricing: Know what a plot is worth, and why.

Land Pricing tells you what a plot of land is worth and why. It reads recorded land sales near the plot and the plot's planning facts, then tests what a development on the plot could support. You get a value range with a clear confidence level, the evidence behind it, and a report you can share.

Is this for you?

Made for the moment you decide about a plot.

  • Buying or investing

Check the asking price against recorded land sales, and against what a development on the plot could support, before you commit.

  • Selling

Set an asking range you can defend, and show buyers the evidence behind it.

  • Financing

Give your lender a clear view of the plot's value, the evidence and the limits. Your lender may still ask for a formal valuation.

  • Holding

Understand what your land is worth today, and what it could support if you develop it.

What you get

An answer, the evidence behind it, and a report you can share.

  1. A plot value range from comparable land sales, with a High, Medium or Low confidence level
  2. The residual land value: what a development on the plot could support after costs
  3. The plot's planning facts: permitted use and floor area
  4. The land sales behind the range, shown on a map
  5. A report in English, Arabic, or both

How it works

Four steps, in plain words.

  1. Step 1: Find the plot. Search by area or plot number, or draw the site boundary on the map.

  2. Step 2: Confirm the site: vacant land, or a site you are considering for redevelopment. Attach the plot's affection plan if you have it.

  3. Step 3: Run the analysis. Estiqra gathers the land sales and planning facts and calculates the value.

  4. Step 4: Review the evidence and the limits, then download the report.

Evidence we use

Recorded evidence first. Assumptions labelled.

The report names its sources, so you can see what is a record and what is an assumption.

  • Recorded land sales

In Dubai, open-market sales of plots recorded by the Dubai Land Department. Mortgages and internal transfers are not prices, so they never set the value. Grants and similar transfers are shown and labelled.

  • Planning facts from the authority's planning register

The plot's permitted use and floor area. In Dubai this comes from the authority's planning register for the plots it covers.

  • Your own documents

The plot's affection plan, if you attach one as a PDF or image (up to 20 MB). The map then shows the plan's plot and asks you to confirm the site.

  • Sales of completed property nearby

Recorded sales of finished property of the permitted use near the plot set the sales value for the development test. Open-market sales only, with duplicates removed.

  • Construction cost benchmarks

Published cost bands, labelled as advisory so a professional can replace them with their own figures.

Where it works today

Six cities today, with Dubai in full.

Dubai has the full service. In other cities the method follows the records each market publishes.

  • Dubai

    Full service

The full service: recorded land sales, the authority's planning register, the development test, and reports in English or Arabic.

  • Riyadh and Jeddah

Recorded land deeds from the Saudi Ministry of Justice.

  • New York

Recorded sales of vacant lots, and the city's lot register for what the lot can hold.

  • Toronto

A development test under the city's zoning by-law. Ontario does not record land sales, so there is no land-sales range.

  • Berlin

A development test, set beside the official standard land value for the site.

Questions

Asked before you start.

Is this a certified valuation?

No. Land Pricing is decision support. The report sets out the evidence, the method and the limits, so you can decide with confidence or hand it to a registered valuer. A formal valuation needs that valuer's review, registration details and signature.

What is the residual land value?

It is what a developer could pay for the land after building and selling a project on it: the expected sales value, less construction, fees, finance and profit. It shows what the plot can support for a given design. When it differs from the land-sales range, the report explains why.

What if there are few land sales near my plot?

The report shows how many recorded sales stand behind the range, and its confidence level says how much weight the range can carry. Where there are no comparable land sales, the value rests on the development test, and the report names the design it tested.

Can I use my own site plan?

Yes. In Dubai you can attach the plot's affection plan as a PDF or image. You can also draw the site boundary yourself, which gives a preliminary screen.

Can I get the report in Arabic?

Yes. Choose English, Arabic, or both in one report.

Which cities does it cover?

Dubai has the full service. Land Pricing also runs in Riyadh, Jeddah, New York, Toronto and Berlin, using the records each market publishes.
